Meeting Exchange Quay’s CRC Commitment

The Exchange Quay office buildings within this Salford Quays office complex are fitted with state of the art Building Management Systems (BeMS). This technology controls the heating, ventilation and air conditioning units, which allows the facilities management team to monitor and adjust the buildings’ temperature and humidity settings to ensure the site has the lowest energy consumption possible.
This is a key factor with the new ‘Carbon Reduction Commitment’ (CRC), introduced by the government, to encourage large companies to reduce their carbon footprint. As Exchange Quay is a large consumer of energy it falls within the scope of the CRC scheme. The Exchange Quay facilities management team is working closely with Trend Control Systems and EMCOR to ensure Exchange Quay meets its CRC commitment.
A major part of this work involves carefully monitoring EQ’s overall energy usage. Whilst the building management system is clever in what it does, it cannot tell if people are working on a weekend, or over a Bank Holiday - the systems will continue to operate and control the environmental conditions whether a floor is occupied or not.
The Exchange Quay facilities management team, lead by Paula Tidmarsh, is spearheading a scheme to prevent systems operating unnecessarily. Every business is contacted prior to a public holiday to determine occupancy, which is then programmed into the BeMS and the unoccupied areas shut down. Businesses are also encouraged to contact the Exchange Quay team when they know they will out of the office for a festive bash or a group away day – it all contributes to saving energy.
